Occupying Your Week
1) A Holly Tree owner always has the option of using their fixed week.
All weeks at the resort begin on Saturday at 4 PM and end on the following
Saturday at 11 AM.
Starting dates vary from year to year and an owner should always confirm
that they will be using their week with the Owner Services Department.
2) Guests are always welcome to use your week. Please send the resort
written notice of who is using your week and what days will be occupied.
The maximum occupancy limits are strictly enforced, you are responsible for
your guest actions and any damages that occur.
As with all ownership options, Operating Fees must be paid when billed.
In-House Exchange Program
1) An owner at the Holly Tree can always use a different week at the resort. If you have an interest in the In-House Exchange Program, please contact the Owner Service Department at least 60 days before the start of your Deeded Week, and an In-House Exchange form will be sent to you.
2) When requesting In House Exchange dates, you should always try to give
as many dates as possible with as much advance notice as possible, so we can
give you a quick confirmation.
3) Holly Tree owners can request within their own time period, the resort
uses Interval Internationals' Color Codes.
RED TIME OWNERS can choose any week.
YELLOW TIME OWNERS and GREEN TIME OWNERScan choose weeks 1-20, 42-52.
4) In - House Exchange requests are subject to availability and are not
guaranteed. If requesting School Vacation weeks and weeks 24 thru 40, 9
months to a year in advance is proper notification.
5) When you are using the In - House Exchange Program, you should keep in
mind that all Holly Tree Units are unique and are not always available for
times you request. If you must have have a certain type of unit, please
specify that is what you need, If not specified, we will confirm you into the
first available comparable unit for the time you request.
6) Guest are always welcome to use your In - House Exchange, Please submit
their name in writing to the Owner Services Department.
Listing Your Deeded Week for Rental
1) The Holly Tree will list your unit/week for rental and will send you
the proceeds, there is a minimum 6-8 week processing period. Please call the
resort to see if your week has a good rental history.
2) A current years Rental Agreement must be signed and received by the
resort before your unit can be listed for rental. A 25% Management Fee will
be deducted from total rental.
3) We recommend that you use your vacation ownership week for vacation
purposes as full rental at full rate is not guaranteed.
4) A rental agreement can be canceled at anytime, but the resort must
receive written notice of cancellation and any rental reservation taken,
must be able to be relocated.

Holly Tree Member Benefits
Use of Holly Tree Facillities (Indoor & Outdoor Pools, Indoor Whirlpool
and Wading Pool, Raquetball Courts, Health Club and Arcade) on a
year round basis
a) Owner must call 24 hours prior if a guest will be using facilities
b) Only immediate family and 2 guests can use facillities
c) All resort rules must be followed
Interval International Exchange
Our resort belongs to the Interval International Exchange Network This
enables Holly Tree owners to exchange their week for a week at resorts
around the world and use of other membership benefits that make Vacation
Ownership special. The following is brief outline of the benefits of Interval

Depositing Your Week

1) You can deposit your week to I.I., up to 2 years before the start of
your deeded week and you will have until 2 years after your deeded week to
redeem this deposit, this gives you a 4 year window of exchange and makes
multiple week vacation possible.
2) I.I. will accept deposit by phone, mail, internet or by the resort.
3) You must deposit your week at least 60 days before the start of your
deeded week. Deposit received from 59 days to 14 days before the start of
your week will be considered Late Deposits and can only be used for
Flexchanges (travel 59 days to 24 hours in advance).
4) When you Deposit your week, Color Codes must be followed when placing
requests over 60 days in advance of travel. If you are using the Flexchange,
you can request anything.
5) All deposits are final, do not deposit your week unless you are sure
that you will not be using it.
6) If you would only like to exchange your week if you receive an exchange
at a particular resort or week, you should use the Request First method.
Interval International Request First

1) The Request First method is allows you to get your week back, if you
do not receive your requested exchange.
2) You must travel during or before your deeded week. A request can be
placed up to 2 years before your week.

Exchange Tips
1) Choose as many choices as possible of travel dates and resorts, you
must have at least 3 dates and resorts. Be flexible if possible the more
choices you make the quicker you'll receive a confirmation.
2) Make sure you Resort Operating Fees are paid in advance of trading your
week, We will send you an estimated bill if you are trading 1 or 2 years ahead.
Your exchange will be canceled if fees are outstanding.
3) Look at similar vacation areas ( Cancun & Aruba, Catskills & Poconos)
when planning exchanges.
Getaway Weeks

1) Getaways are available from 59 days to 24 hours in advance of travel
and are 7 night stays at one price, without relinquishing a week.
2) The best way to book them, is to call 800-722-1880 when you know your
going to travel. Do not wait for information to come in mail.
